Tenant placement: Referrals from local businesses, numerous calls generated from chamber membership and prior tenants plus continuous advertising on real estate related rental sites keep units fully rented. Prospects must meet our rental criteria and submit to a background and credit check. Employment and residential records plus criminal history are examined in addition to credit worthiness. The best possible prospect is chosen for each property vacancy.
Rent Collection: Collection is strictly enforced with late charges as a motivating factor to pay promptly. Online rent payment is accepted. After hours office mail slot is available.
Accounting: Our accounting procedures are highly automated using top property management software providing clear and easy to read financial statements. Monthly financial statements of income and expense along with copies of any expenses paid are sent to the client in addition to a year end statement. These statements can be adapted easily to tax reporting forms or delivered to a tax preparer relieving the client of last minute confusion in addressing investment paperwork for the year.
Maintenance / Repair Services: SVPM does not hire employees and will not favor any particular vendor. We do continually look for the most competitive and qualified craftsperson be it electrician, plumber, painter, carpenter or just a handy type of person. Our goal is to guard against income waste through needless repairs. Tenants are well informed through rules and regulations of their responsibilities in use and upkeep of the facilities and interior operating functions. Repairs are inspected prior to any maintenance being ordered to assess payment responsibility. Repairs are inspected prior to payment.
Legal Actions: If rents are not paid on time and collection standards do not produce results within the appropriate time period and after communication with the client we begin the process to evict. This is done through a more affordable eviction service using an attorney only if necessary for court appearance.
